The Josh Abbott Band will be playing at Whitewater Amphitheater on Saturday, May 24. Doors open at 7:30 p.m. Tickets can be purchased online.

Billy’s Ice

Young Doubliners and John Evans Band will be playing at Billy’s Ice on Saturday May 31 at 6 p.m. Tickets are $7 in advance or $10 at the door.

Gruene Hall

Two Tons of Steel, a rock-a-billy band will be playing at Gruene Hall every Tuesday evening starting June 3. Break out your dancing shoes and come over at 8:30 p.m. for a night of fun.

Whiskey Myers will be playing on Saturday, May 31 at 9 p.m. Cover is $12. The band’s music has been described as everyday soul.

‘Surf & Save Days’ Start May 15 in New Braunfels’ Schlitterbahn Waterpark

Schlitterbahn in New Braunfels opens its 2014 season with a special “Surf & Save Days” starting on Thursday, May 15. This special period runs May 15-16 and May 19-23. Hours are 10 a.m. to 5 p.m.

During Surf & Save School Days, only the Surfenburg and Blastenhoff sections in Schlitterbahn East are open. The Tubenbach section of Schlitterbahn East and all of Schlitterbahn West are not open. Please refer to the park map for a list of attractions in the Surfenburg and Blastenhoff sections of the park and the Waterpark Operating Schedule for specific hours of operation.

Attend an Outdoor Lab at Schlitterbahn

During Surf & Save Days take a break from the classroom, and use Schlitterbahn as your lab for the day.  The high-tech attractions in the Surfenburg and Blastenhoff sections of the park located in Schlitterbahn East are featured in the Aqua Lab Curriculum for students, along with their teachers and chaperones, to study the technological principles behind the rides in an exciting real-life laboratory. The Aqua Lab Curriculum will guide you through your adventure and is available for free upon request with a prepaid group order.  The program includes a variety of pre-park activities so plan to pre-pay as early as possible to get the full benefit of the program.  For a preview of the program, click here

Smaller Deals Gaining Big Momentum

According to the most recent Co-Star Commercial Repeat Sale Indices (CCRSI) that was published last month (April 2014) we are seeing the pricing for low-end properties gaining momentum. In fact smaller commercial real estate deals in secondary and tertiary markets saw their strongest annual gain this past February with a 15.7% jump. It appears both large and small investors alike are shifting their focus to lower quality, smaller commercial properties in non-prime markets.

 Although slight, the recent upswing of the economy might be the culprit in the low-end pricing momentum. Simply put, job creation is finally filling all those commercial vacancies we’ve been staring at for the past year or so.  These smaller markets are still feeling the pressure credit-wise; that combined with the rising rent trend makes now a good time for investors without credit barriers to invest in multi-family properties.

 One has to wonder though, the impact that having a few large investors buy up an entire smaller market will have. Back in 2012 we saw a similar trend in Southern California and in Nevada. Hedge fund investors owned at one time in Las Vegas 25% of all their real estate. While this tactic manipulated the market to report a peak, it didn’t last long. Writer Gary Anderson warns that such situations can “ruin” the real estate market in the long run, and that it is actually middle-class investors who can best compete in the multi-family housing market.
