Texas’ Best Suburbs

Recently, Thrillest Media Group did a great article on the “Best Suburbs in America.” This month, I thought I would share with you Thrillest’s top Texas picks for best suburbs. It is no secret that as Americans flock to Texas, our cities will get crowded. We have already seen a trend in city dwellers moving out to the suburbs or even all the way out to the country. Known as experts in food, drink, travel, and even fashion – Thrillest based their search for best suburbs on 3 main things:

  1. a decent food and drink scene
  2. a reasonable commute
  3. a local uniqueness or history

First up, just outside of Austin with a population of just over 100,000 is Round Rock, Texas. Not only can you buy more home for less outside of the city, but you get some seriously delicious eats too! According to Thrillest the must try spots are Hopdaddy, Greenhouse Craft Food, Round Rock Donuts, and Flix Brewhouse – a movie theater + microbrewery! Cheers!

Next up, just outside of Dallas-Fort Worth with a population of just over 160,000 is McKinney, Texas. Talk about local flare, McKinney boasts a scenic downtown and good eats at Square Burger, Cadillac Pizza Pub, Harvest, and don’t forget to try the Zin Zen Wine Bar!

Next up, just outside of Houston with a population just over 100,000 is Pearland, Texas. With the recent addition of Killen’s Barbecue and Killen’s Steakhouse, Pearland is quickly becoming a foodie’s dream!

Finally, our personal favorite Texas suburb, just outside of San Antonio with a population of just over 66,000 is New Braunfels. Are you looking for outdoor recreation? They have two rivers and the nation’s largest waterpark. Is it culture you’re looking for? Their German heritage is celebrated every year at Wurstfest and boast Texas’ oldest dance hall (Gruene Hall). Is the way to your heart through delicious food? You must try the Gristmill. New Braunfels has it all!

Report from the Front Lines: The Housing Boom

Downtown Austin

Central Texas’s booming housing market shows no signs of slowing.  2015, itself a record-breaking year for Austin market sales, will soon be outstripped by this year’s rapid activity, according to the Midyear Central Texas Housing Market Report facilitated by the Austin Board of Realtors.  Both sales and listings are increasing by the month, with a 6.1% increase in home sales and a whopping 20.1% growth in active listings!  Even though this listing increase brings the housing market closer to a balanced supply, ABoR President Aaron Farmer still says, “The demand far outweighs the supply right now.”  As such, with the Austin housing demand showing no signs of slowing, the fiery market is beginning to spread to the surrounding towns, like Round Rock and New Braunfels.

 

Reports from earlier this year already indicated that New Braunfels is the second most rapidly growing city in the country.  While this means that demand – and prices – will continue to rise, it also bodes well for the economic future of Central Texas.  Ray Perryman, a Texan economist, notes that the Austin-Round Rock area is, “widely recognized as one of the strongest economies in the nation.”  Perryman forecasts that the average amount of employment opportunities, as well as the average salary, will steadily increase over the next set of years.  New Braunfels in particular has over 50 primary, product-oriented employers – but the average home prices in the region are still significantly lower than those of other metropolitan areas.  As such, there never has been a better time to buy a home in New Braunfels or Austin.

Austin Real Estate News: What’s Trending – May 2016

Rentals. Is now the time to look for rentals in Austin? The first quarter of 2016 showed us a steep price increase in rentals. From on-campus rentals, which rose 13% to an average of $990/month, to Windsor Park, which increased 12% to an average of $900/month. This increase was only from last winter’s prices and is also the fastest increase ever seen in the capital city. Considering the average Austin rental price is $1,150/month, it’s still a decent time to rent. Aspiring Old West Austin and Zilker Park renters will be pleased to hear their prices have dropped to an average of  $1,600 and $1,460 per month.

Residential Price Tag. Other United States cities are dropping their housing prices, but Austin is not letting up. Due to the lack of supply in Austin real estate, prices are skyrocketing – making it a good time to be a seller! There’s been an 8.7% increase in the cost of average owner-occupied homes – that comes out to $271,875. An even bigger increase was made in the year-over-year average cost of investment properties. Through its 12% increase, that average is now at $228,937. Note: researchers and real estate agents alike say that more inventory can help balance the extremely seller-sided Austin real estate.

Live Comfortably. Ever hear of the budget rule: 50-30-20? Recently, a study has shown that this simple formula is all an Austin resident needs to live comfortably. For those not familiar, let me break down this rule for you: 50% for essentials, 30% for discretionary spending, and 20% for savings. The median household income for Austin stands at just over $55,000 per year. Using the 50-30-20 formula, you could have a little over $1,000 saved by the end of the year. Happy budgeting Austinites!

Coming Soon: CrawfestNB!

Two weeks away from today, the wait will be over. The 3rd Annual Crawfish Festival of New Braunfels is back in town! This year, CrawfestNB starts a day earlier – on Friday April 29th the gates will be open at 6pm for “College Night.” Vendors will be open and activities will be happening until 10pm. At 8pm  New Braunfels’ own Midnight River Choir will be performing followed by William Clark Green at 10 pm. Join William Clark Green for his official CD Release Party for his live album recorded in the Gruene Hall.

The big schedule for Saturday April 30th starts with:

 

  • 5K Crawdaddy Dash. Run for a good cause. Participants will want to be at the Comal County Fairgrounds promptly at 8am. Early registration is currently priced at $30 until 4/29. Packet pick up will be at Buffalo Wings & Rings. Race Day registration will cost participants $35.
  • Live Music All Day & Night. CrawfestNB features the main Bud Light stage, a Zydeco stage, and the ValMark Hall. There will be performances from various artists all leading up to country star, Pat Green at 10pm. Other artists include Kurt Reece, Wade Bowen, Kaylee Rutland, Jason Allen, and more!
  • Activities. Competing in the Washer Tournament? Arrive precisely at 1pm and you can have the chance to receive $500 cash prize. See who can shell and eat the fastest with the return of the Crawfish Eating Contest at 3pm. Running all day will be the Kid Zone, Splash Dogs, Crawfish Races, and the Gumbo Competition.

Happening Now: Austin’s SXSW Festival!

Entrepreneurs, movie buffs, and music lovers alike will all soon head to downtown Austin for the annual South by Southwest (SXSW) Festival. In addition to fans, keynote speakers and bands come from all across the nation to be a part of this now legendary event. This year’s keynotes include filmmaker J.J. Abrams as well as an unprecendented appearance by the POTUS himself, Barack Obama. While the festival is primarily known for it’s music + film events – there is more than meets the eye!

History. This uniquely Austin event was started back in 1987. It was a conference that would give guests a glimpse into the future of media. Nearly 30 years later, the event has grown significantly. While music has always been a huge draw, the heart of SXSW is to help creative people develop their careers by meeting others who also share a creative drive. Whether you are a start up looking for an investor, or a screenwriter looking for your big break – the possibilites are endless at SXSW.

Also go online to SX Social to see where your friends (or possible networking opportunities might be). There are alot of sessions and events, so the best way to make sure you don’t miss any would be to prioritize + plan!

Spring is just around the corner, and some of the great New Braunfels attractions are coming to life once again! Celebrate Mardi Gras in New Braunfels
